Short Term Rental Policies
Minimum Age Requirement:The primary renter (lessee) must be 25 years of age or older and must occupy the property for the duration of the lease.
Cancellation Policy:All cancellations without exception are subject to the forfeiture of the processing fee + tax. All cancellations without exception within 30 days of the arrival date will result in forfeiture of all monies including fees, deposits and advance rents made on the reservation.Select Real Estate is not responsible for any owner cancellations except to the extent that we will try to relocate you in a similar property. Security Deposits:Properties are inspected by our staff prior to and following your departure. Our expectation is that you will leave the property in the same condition that you found it. Your security deposit will be refunded in full within 30 days of your check-out date; otherwise you will be notified concerning any additional charges or reductions. It is your responsibility to report to Select Real Estate any issues with your rental when you arrive. Payment Method:A damage deposit is required when reserving a property. We accept credit cards (Visa/MasterCard/Discover), personal checks, money order or certified bank check. All final balances must be in the form of cash (please have exact amount), certified bank check, money order or credit card. Personal checks will not be accepted unless payment is received 14 days prior to arrival date. If you have made a payment using a credit card, your future payments will be charged automatically on the date in which the payment is due. You will receive an email reminder 1 - 5 days prior to the payment due date. Taxes:All vacation rentals are subject to the New Hampshire 9% Lodging Tax. Arrival:Arrival and check-in is at our office, 445 White Mountain Highway, Conway, NH. Because our office is open until 5:00 PM daily, someone in your party must arrive before 5:00 PM in order to pick up the keys. If no one in your party is able to arrive before 5:00 PM, payment must be received in advance so that we can make other arrangements. Keys and directions will be provided at our office. You will be required to sign an occupancy agreement upon arrival. PLEASE REMEMBER CHECK IN IS AT 4PM AND CHECK OUT AT 10AM. SORRY, NO EARLY ARRIVALS OR LATE DEPARTURES.
Pets / Smoking:No pets or smoking are permitted unless you are renting one of our properties without either of these restrictions. If you have allergies to pets, please notify us prior to booking as some owners bring their pets to their properties even though they may be listed as "No Pet" properties. |
Linens:Sheets and towels are not provided in our vacation rentals (unless otherwise noted). Please refer to the property description on our website regarding bed sizes. Pillows, blankets and comforters or bedspreads are provided. Should you wish to rent linens for an additional fee (limited quantity available), you must submit your request when reserving the property. Linen request cannot be fulfilled within 72 hours of check in. Please contact us for details. Telephone:All toll calls must be made collect or with a credit card. Rubbish Removal:Please remember that rubbish removal is your responsibility. Town dumps are conveniently located in Conway and Madison. Madison and Conway require separation of glass, plastic and aluminum cans for purposes of recycling. Do not under any circumstances leave rubbish at the property. Procedures regarding rubbish removal will be provided to you at the time of your arrival. Keys:On the date of your departure all keys must be returned to Select Real Estate by the 10AM departure time. Lost or non-returned keys will be subject to a charge. Cleanings:All of our rentals have a mandatory cleaning fee that was included with your reservation. On the date of your departure please make sure the property is “broom clean”. We ask that all dishes be washed and put away, make sure all beds are made and the house be left in overall good condition. Should the house require an excessive cleaning and an additional fee is charged, it will be deducted from your security deposit.
Guest Fire Permits:If you are renting a property that has a fire pit advertised for guest use, you will be required to obtain a fire permit upon arrival BEFORE having a fire. Upon check in you will be given specific instructions based on the town that the rental property is located. |
