Frequently Asked Rental Questions
Is there a minimum age to rent?Yes, the primary renter must be 25 years of age or older and must occupy the property for the duration of the lease.
What is a security deposit?First considered a "reservation deposit," it becomes a security/damage deposit once the rental has checked in. Security deposits are held by our system for 2 weeks from the date of departure, and then shall be refunded unless you are contacted with a claim on the deposit.
How long will you hold a property without a deposit?Deposits should be sent immediately upon booking a reservation. Our system will hold the reservation for 7 days unless other arrangements have been made.
Is my deposit deducted from the rental rate when I arrive?No, the deposit funds are taken in addition to rental money - first to hold the reservation, then as a damage deposit. It will be returned to you by mail, within 30 days of your departure if the property is left in acceptable condition.
Are rental rates negotiable?No!
What is the New Hampshire lodging tax?Any rental less than 6 months and 1 day is subject to 9% tax of the rental rate.
Do you take credit cards?We accept Visa, MasterCard and Discover. If you have made a payment using a credit card, your future payments will be charged automatically on the date in which the payment is due. You will receive an email reminder 1 - 5 days prior to the payment due date.
What happens if I have to cancel my reservation?All cancellations without exception are subject to the forfeiture of the processing fee + tax. All cancellations without exception within 30 days of the arrival date will result in forfeiture of all monies including fees, deposits and advance rents made on the reservation. Select Real Estate is not responsible for any owner cancellations except to the extent that we will try to relocate you in a similar property. Where do we pick up the keys?All guests must check in at our office to pick up keys and a check-in package. Likewise, all keys must be returned to the office on the day of your departure. Are pets allowed?Pets are not allowed except in the case of a few pet friendly houses.
What time is check-in/check-out?4:00 PM check-in; 10:00 AM check-out.
Can I arrive early/stay late?It depends on whether or not someone else will be using the property immediately prior to or after you and if the property has been checked and ready to rent. |
Do I need to bring linens?Yes, you must bring sheets and towels (bed sizes are listed on our website) Temporarily we are not providing pillows, blankets and spreads or comforters, please plan accordingly.
I will not be able to arrive before 5:00 PM, how do I check in?We will need to receive your rental money in advance so that we can leave directions and keys in the pick-up box beside our front door.
How must we leave the property?Please leave it the way you found it – clean. All of our rentals have a mandatory cleaning fee that was included with your reservation. On the date of your departure please make sure the property is “broom clean”. We ask that all dishes be washed and put away, make sure comforters and blankets are left folded at the end of the bed and the house be left in overall good condition. Should the house require an excessive cleaning and an additional fee is charged, it will be deducted from your security deposit.
What do we do with trash?You must remove all trash and food upon your departure. We will provide you with directions and hours to a local transfer station.{/mooblock}
Is there a VCR, canoe, gas grill?All amenities are listed on our website, but this may be subject to change with possibility of damage, theft, removal by owners, etc.
Do you need a fishing license?A NH Fishing license is required for a resident of the State, 16 years of age or older, and for a non-resident of the State, 12 years of age or older. Licenses may be purchased from the State of NH Fish and Game Departments and some town and city clerks, and often in Convenience Stores. For more information, contact NH Fish & Game, 603-271-3421.
Do you need permit for a campfire/ fire pit?If you are renting a property that has a fire pit advertised for guest use, you will be required to obtain a fire permit upon arrival BEFORE having a fire. Upon check in you will be given specific instructions based on the town that the rental property is located. |
